Five hotel KPIs that matter more than occupancy

A full hotel isn't always a profitable one. These five metrics show where revenue is really made, and lost.

Occupancy is the number every hotelier knows by heart. But a hotel can be full and still underperform: rooms sold too cheaply, through expensive channels, to guests who spend nothing else. The properties that grow fastest look further.

1. RevPAR, not just occupancy

Revenue per available room combines occupancy and average daily rate (ADR) into one figure. It shows whether you are filling rooms at the right price, and it stops the team from chasing occupancy with discounts that erode rate.

2. TRevPAR: the whole guest wallet

Total revenue per available room adds food and beverage, spa, parking and every other outlet. It reveals which segments are worth more than their room rate suggests, which matters when you decide where to spend your marketing budget.

3. Net revenue by channel

A booking from an online travel agent and a direct booking at the same rate are not worth the same. Tracking revenue after commissions and distribution costs shows the true value of each channel, and how much margin a stronger direct strategy could recover.

4. Booking pace and pick-up

How quickly future dates are filling, compared with the same point last year, is the earliest warning you will get. Pace data lets revenue managers adjust rates weeks ahead instead of reacting when it is already too late.

5. GOPPAR

Gross operating profit per available room brings costs into the picture. Labour, energy and housekeeping move with occupancy, so GOPPAR shows whether extra volume is actually adding profit.

The goal isn't more reports. It's one trusted view of these numbers, refreshed automatically, that everyone from reception to the owner can act on.

Bringing it together

Most hotels already hold this data across their PMS, POS and accounting systems. The challenge is joining it up. Our Hotel Analytics as a Service connects these sources and delivers ready-made dashboards for each of these KPIs, with forecasting built in. No data team required.
